When your municipality sets property tax rates, they are applied to the assessed value of your property to determine your property taxes. Questions about your local tax rate should be directed to your municipality/local taxing authority. Education tax rates, which are set by the Ontario Government, are also applied to the assessed value when determining property taxes.
As a property owner you will receive a property assessment from the Municipal Property Assessment Corporation, (MPAC). There are several property assessment classes such as residential, farm, multi-residential, commercial, and industrial. Your assessment is based on current value, which is determined based on sale prices of properties of comparable value. Changes to your assessment may occur if you make an addition or improvement to your property. You can appeal your assessment through MPAC’s Assessment Review Board (ARB) or Request for Reconsideration (RfR).
